Why buyers choose Belém & Restelo

This guide covers the parish of Belém from the riverside around the Jerónimos monastery and the Torre de Belém up to the Restelo plateau and the Monsanto forest edge, between Ajuda to the east and Algés, in Oeiras, to the west. The two halves are minutes apart and very different to live in: the riverfront is a visitor district by day, while Restelo is a planned residential quarter with little commerce.

01

Restelo: houses, not just flats

The Restelo plateau, built up largely from the 1940s, has detached and semi-detached houses on generous plots and many diplomatic residences. A house with a garden is a normal find here, unlike most of Lisbon.

02

Two school campuses in the parish

PaRK International School on Avenida das Descobertas and the British School of Lisbon on Rua de Alcolena both have Restelo campuses, and other international schools in Oeiras and Cascais are within reach by the A5.

03

Train and tram, no metro

Belém station on the Cascais line is about 8 minutes from Cais do Sodré, and the 15E tram runs along the river. No metro station exists or is planned, so most households also run a car.

04

Below the top tier, rising fast

At €5,889/m² (INE, 12 months to June 2026) the parish sits below Avenidas Novas, Campo de Ourique and Misericórdia, but its 22.9% annual rise is second only to Avenidas Novas. Neighbouring Ajuda, at €5,255/m², rose 21.6%, the third-fastest in the city.

Belém & Restelo on the map

Belém lies on the Tagus about 6 km west of the Baixa, at the mouth of the river below the 25 de Abril bridge; Restelo rises on the slope behind the monastery towards the Monsanto forest park.

Infrastructure & access

Belém has no metro and none is planned; the Red line extension planned ends at Alcântara, east of the parish. The CP Cascais line stops at Belém and, just over the boundary, at Algés, with trains to Cais do Sodré in about 8 minutes (estimate) and to Cascais in the other direction. The 15E tram and several Carris bus routes run along the riverfront and up to Restelo, and Algés is also a hub for buses to Oeiras. Drivers have the A5, the 2ª Circular via Monsanto and the riverside Avenida da Índia, which carries heavy traffic at peak times. Hospital de São Francisco Xavier, a large public hospital, is in the Restelo area, and Hospital CUF Tejo is a short drive east in Alcântara. Local shopping is thinner on the Restelo plateau than in the central parishes, and many residents use supermarkets in Algés or Alcântara.

Education

PaRK International School's Restelo campus is at Avenida das Descobertas 21 and teaches a bilingual Portuguese and English programme. The British School of Lisbon has a campus at Rua de Alcolena 10, following the English National Curriculum through to IGCSE and AS/A Levels, alongside its original site on Rua de São Paulo. Redbridge International School's Tapada da Ajuda campus is just east in Alcântara. Oeiras International School and the Instituto Español Giner de los Ríos are in Oeiras, and St Julian's School and other Cascais schools are reached by the A5. The public Escola Secundária do Restelo serves the area; state school places are allocated by address through the national enrolment portal. A Restelo address does not guarantee a private school place.

What you can buy in Belém & Restelo

Restelo is the parish's residential core: villas and semi-detached houses from the 1940s to the 1970s on wide streets, plus low apartment buildings and some modern condominiums. Many houses have gardens, garages and room for extensions, though older structures can need full renovation of roofs, insulation and services. Along the river and around Rua de Belém, the stock is older and denser, with 19th-century buildings and some converted flats close to the monuments. Newer apartment blocks sit towards Algés and the Avenida da Torre de Belém.

What to check in Belém & Restelo

Be precise about which side of the parish an address is on: the riverfront brings visitor crowds, coach traffic and weekend noise, while Restelo is quiet but car-dependent. For a Restelo house, check plot boundaries, the licensing of extensions and annexes, and whether the property falls within a heritage protection area, which can limit works. Older structures may need roof, insulation and electrical upgrades. If a school is the reason for buying, secure the place first. For short-term letting, Belém is not among the parishes in containment under Lisbon's RMAL, but the regulation also covers individual neighbourhoods, so confirm the exact address with the Câmara.

Belém & Restelo — common questions

The median sale price in the parish of Belém, which includes Restelo, was €5,889/m² in the 12 months to June 2026 (INE, parish level). That is up 22.9% from €4,793/m² a year earlier and about 13% above the city median of €5,192/m².
No, and none is planned. The CP Cascais line stops at Belém, about 8 minutes from Cais do Sodré, and the 15E tram and buses cover the riverfront and Restelo; most families also keep a car.
The parish is not in containment under Lisbon's AL regulation (RMAL, in force since 6 December 2025), so new registrations follow the ordinary process. Because the regulation also classifies individual neighbourhoods, ask the Câmara to confirm the status of the specific address before you buy.
Belém along the river is the monumental quarter, with the Jerónimos, the Torre and the museums drawing visitors every day. Restelo, on the plateau above, is a planned residential area of houses and low blocks, quiet streets, embassies and the two international school campuses.
Ajuda, directly north, had a median of €5,255/m² over the same period and rose 21.6%, the third-fastest of Lisbon's parishes (INE, 12 months to June 2026). Algés, across the municipal border in Oeiras, is another option close to the same schools.
