Lisbon's early-20th-century grid of avenues: offices, embassies, the Gulbenkian and a metro station on almost every corner.

In short. Avenidas Novas recorded a median sale price of €6,144/m² in the 12 months to June 2026 (INE, parish level), third in Lisbon and up 23.8% in a year, the fastest rise of its 24 parishes. The parish was reported in April 2026 to have left short-let containment, though that change is not formally published.

Why buyers choose Avenidas Novas

This guide covers the parish between Marquês de Pombal's northern edge, Praça de Espanha, Entrecampos and the Saldanha. It takes in Avenida da República, Avenida Fontes Pereira de Melo, Avenida de Berna, Campo Pequeno and the streets around the Gulbenkian park. The area was laid out from the 1900s as the city's planned northward extension, and it still reads as a grid: long straight avenues, side streets of mid-rise apartment buildings, and very few hills.

01

Third in the city, rising fastest

At €6,144/m² over the 12 months to June 2026 (INE), the parish sits behind only Santo António and Parque das Nações. The year-on-year rise of 23.8% is the fastest of Lisbon's 24 parishes, against 14.7% for the city as a whole.

02

Metro everywhere

Saldanha, Picoas, São Sebastião, Praça de Espanha, Campo Pequeno and Entrecampos all serve the parish, so three of the four metro lines (Blue, Yellow and Red) stop inside the parish. The Red line runs from Saldanha and São Sebastião straight to the airport.

03

Flat ground and lifts

Unlike most central parishes, the ground is largely level and buildings from the 1930s onwards normally have a lift. That makes the area practical for prams, bicycles and older buyers, which few Lisbon addresses at this price can claim.

04

A working district

Saldanha and Picoas form the city's main office cluster, and many embassies and institutions sit on the side streets. Demand comes mostly from professionals and long-term tenants rather than visitors.

Infrastructure & access

Few Lisbon parishes are as well connected. Saldanha links the Yellow and Red lines, São Sebastião the Blue and Red, and Entrecampos combines the Yellow line with CP suburban trains and Fertagus services across the 25 de Abril bridge to Setúbal. The metro runs roughly 06:30 to 01:00 (Metro de Lisboa). Buses run along every main avenue, and the Red line gives a direct ride to the airport in about 20 minutes (estimate). Hospital Curry Cabral, part of the public hospital network, is inside the parish, and the large public and private hospitals of Santa Maria and CUF are a short drive away. The El Corte Inglés department store at São Sebastião and the Mercado 31 de Janeiro near Saldanha cover daily shopping. On the northern edge, the former Feira Popular site at Entrecampos is being built out as offices, retail, public space and three residential towers with 249 apartments; offices were due in 2027 and the whole scheme in 2028 (developer timetable, reported 2026).

Education

PaRK International School has a campus at Praça de Espanha, on Avenida Columbano Bordalo Pinheiro, just over the parish boundary in São Domingos de Benfica; it teaches a bilingual Portuguese and English programme. The Lycée Français Charles Lepierre is on Avenida Engenheiro Duarte Pacheco in Campolide, a short drive west, and the Deutsche Schule Lissabon is in Telheiras, around 15 minutes north by car. Several university faculties and Instituto Superior Técnico are on or close to the parish boundary. Public school places are allocated through the national enrolment portal, with priority by home or work address, so check the catchment of a specific address before relying on it.

What you can buy in Avenidas Novas

The stock is mostly apartments. The oldest streets near Avenida da República and Avenida Fontes Pereira de Melo hold early-20th-century buildings, some with Art Nouveau or Art Deco façades, high ceilings and long corridor plans. Much of the parish was rebuilt from the 1940s to the 1970s as larger blocks of six to ten floors with lifts and, in later buildings, garages. A share of recent supply comes from offices converted to housing and from new infill buildings, which tend to have smaller units, underground parking and higher condominium charges. Detached houses are almost absent.

What to check in Avenidas Novas

On the main avenues, traffic and night-time noise are noticeably higher than on the side streets, so visit at rush hour and check which rooms face the road. In older buildings, ask whether the lift reaches the top floor and read the condominium minutes for planned façade or roof works. If the flat is in a converted office building, check that the change of use was licensed and that ceiling heights and ventilation meet residential rules. Near Entrecampos, factor in construction traffic until the scheme completes. Parking is metered and heavily used, so confirm whether a garage space is part of the title. If short-term letting matters, get the current status of the specific address in writing: Avenidas Novas was reported in April 2026 to have left relative containment, but that change has not been formally published.

Avenidas Novas — common questions

The median sale price was €6,144/m² in the 12 months to June 2026 (INE, parish level), up 23.8% from €4,961/m² a year earlier. That is the third-highest parish figure in Lisbon, against €5,192/m² for the city.
Possibly. Lisbon's AL regulation (RMAL) has applied since 6 December 2025, and in April 2026 the press reported that Avenidas Novas had left relative containment after the city completed the cancellation of 6,765 registrations on 1 February 2026. That reclassification is reported, not formally published, so ask the Câmara to confirm the status of the exact address before you buy.
Among the best in Lisbon: six metro stations serve the parish, the Blue, Yellow and Red lines all stop inside it, and Entrecampos adds CP and Fertagus trains. The Red line runs from Saldanha to the airport without a change.
The former Feira Popular fairground is being redeveloped as offices, shops, public space and three residential towers with 249 apartments. Offices were scheduled for 2027 and the full scheme for 2028 (developer timetable, reported 2026), so streets nearby will see works for some time.
Many families choose it for the flat streets, lifts, parks such as the Gulbenkian gardens and Praça de Espanha, and the short drive to several international schools. The trade-off is traffic on the main avenues and fewer houses with gardens than in Restelo or the western suburbs.
