The Expo 98 district on the eastern riverfront: post-1998 buildings, five kilometres of promenade and the Oriente interchange.
In short. Parque das Nações recorded a median sale price of €6,269/m² in the 12 months to June 2026 (INE, parish level), second in Lisbon and up 7.3% in a year. Built for Expo 98, it has modern buildings with lifts and parking, and the Oriente interchange three metro stops from the airport. The parish is not in AL containment under Lisbon's regulation, but the exact address should still be confirmed.

Life in Parque das Nações
Why buyers choose Parque das Nações
This page covers the parish along the Tagus from the Matinha edge in the south, past the Oceanário and Oriente station, to the Vasco da Gama bridge and the Trancão river in the north. The district was planned as a whole for the 1998 World Exposition and became a parish in 2012, formed from part of Santa Maria dos Olivais and an area transferred from Loures. Everything here dates from the late 1990s onwards.
01
Second-highest median in Lisbon
At €6,269/m² over the 12 months to June 2026 (INE), the parish is behind only Santo António. Its annual rise has slowed to 7.3%, below the city's 14.7%, and the median eased from €6,407/m² in the 12 months to March 2026.
02
Modern by default
Buildings date from 1998 onwards, so lifts, underground parking, level access and modern insulation are standard. Wide pavements and a continuous riverside promenade make it one of Lisbon's most accessible districts.
03
Oriente and the airport
Oriente station combines the Red metro line, national and suburban trains and the main long-distance bus terminal. The airport is three metro stops away, or about 10 minutes by car.
04
A finished district, with more on the way
Shops, a hospital, schools and parks are in place after nearly 30 years. Just south, in Marvila, the Matinha scheme of 771 homes was approved on 29 July 2026, with works expected from 2027.

Getting around
Infrastructure & access
Oriente is the transport core: the Red metro line runs west to Alameda and São Sebastião and north to the airport, while CP trains serve the Azambuja and Sintra lines, Alfa Pendular and Intercidades services to Porto and the Algarve, and the bus terminal handles regional and international coaches. Moscavide and Cabo Ruivo stations serve the northern and southern ends. The Vasco da Gama bridge lands at the northern edge, and the A1, A12 and 2ª Circular are all close. Hospital CUF Descobertas is inside the parish, and the Vasco da Gama shopping centre, a casino, the FIL exhibition centre and the arena by the river complete the picture. The district was designed with underground services galleries and wide streets, which helps keep pavements uncluttered.

Education
United Lisbon International School, on Avenida Marechal Gomes da Costa on the Marvila and Olivais side, is a few minutes' drive away and teaches an English-language programme leading to the IB. The Deutsche Schule Lissabon in Telheiras and Colégio Europeu Astoria in Alvalade are around 15 minutes by car. Within the parish, Colégio Pedro Arrupe is a private Portuguese school, and several public schools cover the district, with places allocated by address through the national enrolment portal. Families relying on a British-curriculum school usually face a longer daily drive west, to the British School of Lisbon's campuses or to Cascais.
Homes
What you can buy in Parque das Nações
Almost everything is apartments in buildings from 1998 onwards: mid-rise blocks on a regular street plan inland and taller residential towers along the river, some with concierge services and shared facilities. Typical features include lifts, one or two underground parking spaces, storage, balconies and modern glazing. Townhouses are few. The northern end, around the Tejo and Vasco da Gama towers, has the newest and most expensive stock, while blocks near Moscavide and Cabo Ruivo tend to be priced lower. Some resale stock from the early 2000s now needs updating of kitchens, bathrooms and air conditioning.
Before you buy
What to check in Parque das Nações
Condominium charges are usually higher than in older parishes because buildings share lifts, garages, gardens and sometimes pools or concierges, so ask for the current budget and any planned special levies. Check whether parking and storage are registered with the flat or sold separately. On the riverfront, upper floors can be windy, and views can be affected by approved projects, so look at what is permitted nearby. To the south, the Matinha scheme in Marvila will mean several years of construction from 2027. For short-term letting, the parish is not in containment under Lisbon's RMAL, but the regulation also classifies neighbourhoods, so confirm the address with the Câmara.

The median sale price was €6,269/m² in the 12 months to June 2026 (INE, parish level), up 7.3% from €5,840/m² a year earlier. Only Santo António, at €7,254/m², was higher in Lisbon over the same period.
The parish is not in containment under Lisbon's AL regulation (RMAL, in force since 6 December 2025), so a new registration follows the ordinary process, including compulsory liability insurance; the city completed the cancellation of 6,765 registrations on 1 February 2026, largely for missing insurance. Building rules still apply, so check the condominium's regulations and confirm the address with the Câmara.
The airport is three metro stops or about 10 minutes by car. The Baixa is roughly 25 minutes by metro with one change, or by train from Oriente to Santa Apolónia (estimates).
Many families choose it for the flat promenades, parks, lifts and parking, a hospital in the parish and quick access to United Lisbon International School. Fewer international schools are close than in the west of the city.
In Marvila, just south, the Câmara approved the Matinha scheme on 29 July 2026: 771 homes on 22 lots, with construction expected to start in 2027. It will extend the riverside street plan and add new supply next to the parish.
