Cost of owning a home in Lisbon: IMI, AIMI and running costs

The yearly bill for a Lisbon home: IMI at the city's 0.3% rate, IMI Familiar, the own-home exemption, AIMI above €600,000, condominium and insurance.

In short. Lisbon charges IMI at 0.3% of a home's tax value (VPT), the legal minimum, for the 2025 tax year paid in 2026: €300 a year for every €100,000 of VPT. On your own home, IMI Familiar takes off €30, €70 or €140 for one, two, or three or more dependants, and AIMI applies only above €600,000 of residential tax value per person. The rate for the 2026 tax year, paid in 2027, is set by 31 December 2026. Enter the VPT from the caderneta predial for your figure.

How the calculator works

Pick the parish and the floor area, or type the price. Add the VPT from the caderneta predial if you have it: IMI is charged on that tax value, not on the price. Say whether the home will be your permanent home, and how many dependants you have, to see IMI Familiar and the own-home exemption. AIMI only matters if your homes in Portugal add up to more than €600,000 of tax value.

IMI in Lisbon in 2026

Lisbon charges 0.3% of the VPT, the lowest rate the law allows, for the 2025 tax year paid in 2026. The Câmara approved it on 10 December 2025 and the Assembleia Municipal on 16 December 2025, with IMI Familiar. The rate for the 2026 tax year, paid in 2027, is decided by 31 December 2026.

€100,000€300€230
€200,000€600€530
€300,000€900€830
€500,000€1,500€1,430

The bill arrives in April and is paid in one instalment in May up to €100, in May and November up to €500, and in May, August and November above that. Homes declared vacant for more than a year, or in ruins, pay three times the rate.

Your own home: IMI Familiar and the 3-year exemption

On your permanent home, IMI Familiar takes €30 off the bill with one dependant, €70 with two and €140 with three or more. A home whose VPT is up to €125,000 is exempt for 3 years if the household earned up to €153,300 gross the year before; you must move in within 6 months of the purchase and apply within 60 days after that period ends.

AIMI: only above €600,000

The additional IMI adds up the tax values of all your homes and building land in Portugal on 1 January. Shops, offices and other non-residential property do not count.

Why the price is only an upper bound

The VPT comes from a formula of area, location, quality and age (CIMI art. 38); there is no official way to derive it from the price. In Lisbon it is usually well below what homes sell for, so the figure the calculator shows without a VPT is the most IMI could be. IMT and stamp duty, on the other hand, use the higher of price and VPT.

Questions

What is the IMI rate in Lisbon?

0.3% of the tax value (VPT), the legal minimum, for the 2025 tax year paid in 2026. The city has kept the minimum and also applies IMI Familiar. The rate for the 2026 tax year, paid in 2027, must reach the tax authority by 31 December 2026; if none does, the 0.3% minimum applies.

Is IMI charged on the price I paid?

No. IMI is charged on the VPT printed on the caderneta predial, worked out from area, location, quality and age. In Lisbon it is usually well below the market price. Without the VPT, the calculator uses the price as an upper bound.

When is IMI paid?

In one payment in May if the bill is up to €100, in May and November if it is up to €500, and in May, August and November above that.

Who pays AIMI?

Owners whose residential tax values in Portugal add up to more than €600,000 per person on 1 January (€1.2 million for a couple filing jointly). The rate is 0.7% on the excess, 1% on the part of the excess above €1 million and 1.5% above €2 million (thresholds doubled for a joint return).

Can I avoid IMI on my own home?

For 3 years, if it is your permanent home, its VPT is up to €125,000 and the household's gross income was up to €153,300. You must move in within 6 months of the purchase and apply within 60 days after those 6 months end.
